LOW HOA FEES

Low HOA fees and enough units in the complex to weather any storm. Arborlake benefits from "power in numbers" with 190 units (across 8 buildings) in the complex when and if a roof system needs to be replaced, or walls need to be re-stuccoed or balcony wrought iron needs to be repainted, the more units you have in your HOA complex the more mild the special assessment will be when and if one is needed beyond the available reserves. 

 

LOCATION, LOCATION, LOCATION

Arborlake is literally right in the middle of it all.  It is perfectly equidistant between three of the most dynamic shopping centers in Carmel Valley:  Del Mar Highlands Town Center (directions), One Paseo (directions), and Piazza Carmel (directions). Arborlake is also only a 10-15 minute walk to the Carmel Grove Park (directions), the Carmel Valley Recreation Center (community center, tennis and basketball courts, and a swimming pool) (directions), the Carmel Valley Library (directions) and the Carmel Valley Skatepark (directions).

 

A PARK-LIKE SETTING

The Arborlake is located in the heart of Carmel Valley and feels more like a park than a condominium community. The community has 190 units (across 14 buildings) that are spread out and centered around the 1 recreation/fitness center, 1 swimming pool, 2 spas and 2 tennis courts. A network of small ponds and streams can be found throughout the community. The ponds are filled with koi fish and are frequented by Mallard ducks that call the community home. Well manicured walkways surrounded by beautiful landscaping wind throughout the community. 

 

CLUSTERED UNIT

The Arborlake community is spread out between 14 buildings, each with 12-16 units. This may sound like a lot, but the orientation of the units and the location of each unit's entryways creates a more intimate feel.

A VILLAGE-LIKE CHARM

Arborlake has a village-like feel with the neighbors up and down.  It's always nice to know that there is someone nearby when and if you need help or some eggs.  The thoughtful design of each building ensures that you are never too far away from a neighbor in a time of need.  The comfort and security are one of the hallmarks in purchasing a condo in a Carmel Valley condo complex.

UP OR DOWN FLOOR PLANS

Arborlake offer the rare and unique single-level floor plans.

 

While some may relish the fitness challenge, many of us do not want to have to walk up and down stairs too often. For many the lower-level units offer ease of entry for coming and going, but this may come with a cost. Privacy may be an issue for some of the lower-level units.

 

The upper level units should not be overlooked. These units have vaulted ceilings and larger windows which helps let in more sunlight and give the units a more spacious and open feel.

NO GARAGES

Maybe on the biggest shortcoming of this community for those of you who want/need a protected space for your car and/or the added storage area - Arborlake does not have (attached/detached) garages. Instead there is designated covered parking for owners/tenants, and plenty of uncovered parking for visitors/guests.
