LOCATION, LOCATION, LOCATION
Located a mile off the SR-56 and Carmel Valley Road exit on Village Center Loop Road, Lattera is one of the newest townhome communities in Carmel Valley. Conveniently located within a stones throw to schools, retail stores, and community parks, Lattera has it all.
Laterra is located next to The Village in Pacific Highlands Ranch Shopping Center - which is home to Trader Joe's, Rite Aid Pharmacy, Jersey Mike's, Wells Fargo Bank, Starbucks, Nothing Bundt Cake, Panera Bread, Crunch Fitness and more.
Laterra is across the street from the Pacific Highlands Ranch Community Park (directions) - which features a large recreation center (with indoor sport courts and swimming pool), a skate park, a skateboard pump track, outdoor basketball courts and tennis courts. What Lattera may lack in onsite amenities, the community park easily makes up for.
LARGE FLOOR PLANS & STAIRS-STAIRS-STAIRS
Lattera features some of the largest townhome floor plans in Carmel Valley - 2-4 bedroom (3 story) units ranging from 1,207-2,032 SQFT in size. The one consideration is residents will be climbing up and down 3-levels of stairs.
Low HOA fees and enough units in the complex to weather any storm. Laterra benefits from it's vertical design and layout. When and if a roof system needs to be replaced, or walls need to be re stuccoed or balcony wrought iron needs to be repainted, the more combined units you have the less the special assessment will be when and if one is needed beyond the available reserves.
NO BACKYARD OR PATIO AREAS
Units at Laterra do not have backyards or private patio areas. The Laterra community amenities are minimal (a playground area and outdoor seating) because the Pacific Highlands Ranch Community Park is conveniently located across the street from Laterra. Who needs amenities when the City of San Diego provides 20 acres of multi-purpose park space.
All Laterra floor plans include tandem (1) and 2-car (3) garages. Ideal for people with multiple cars and/or need a extra space to store personal items.
