LOW HOA FEES

Low HOA fees and enough units in the complex to weather any storm. Del Mar Villas benefits from "power in numbers" with 232 units (13 buildings)  in the complex when and if a roof system needs to be replaced, or exterior siding needs to be repainted, the more units you have in your HOA complex the more mild the special assessment will be when and if one is needed beyond the available reserves.

 

LOCATION, LOCATION, LOCATION

EASY IN-N-OUT ACCESS

The Del Mar Villas community has two (2) entrances - Carmel Creek Road and Camino Mira Del Mar, which provides easy access to El Camino Real, the I-5 and SR-56 freeways.

SHOPPING

Del Mar Villas is literally right in the middle of it all.  It is perfectly equidistant between three of the most dynamic shopping centers in Carmel Valley:  Del Mar Highlands Town Center (directions), One Paseo (directions) and Piazza Carmel (directions).

 

RECREATION

Del Mar Villas is a 10-15 minute walk to the Carmel Grove Park (directions), the Carmel Valley Recreation Center (community center, tennis and basketball courts, and a swimming pool) (directions), the Carmel Valley Library (directions) and the Carmel Valley Skatepark (directions).

 

CLUSTERED UNIT

Del Mar Villas benefits from 8 (4 units up and 4 units down) and 10 (5 up and 5 down) unit buildings ensuring the most longevity since there is really only one roof and only four vertical walls to be maintained.  Some Carmel Valley condo complexes are spread out (e.g. Cambria and Pacifica) ensuring more needed maintenance and much higher replacement costs while other Carmel Valley condo complexes are plagued by eccentric architectural styles that create a need for much more maintenance than any other complexes (e.g. flat roofs, larger balconies, architectural pop-outs, exterior staircases with too many landings, etc). elements.

 

A VILLAGE-LIKE CHARM

Del Mar Villa's has an open village-like feel with the neighbors up and down.  It's always nice to know that there is someone nearby when and if you need help, eggs or a spoonful of sugar.  The thoughtful design of each building gives the community an open feel, but ensures that you are never too far away from a neighbor in a time of need.  The comfort and security are one of the hallmarks in purchasing a condo in a Carmel Valley condo community.

 

UP OR DOWN FLOOR PLANS

Ground-level entry and single-level floor plans.  While some may relish the fitness challenge, many of us do not want to have to walk up and down stairs too often over a certain age.  Del Mar Villas offer the rare and unique single-level floor plan with a ground-level entry. For many this ease of entry for coming and going is exactly what they want.

 

NO GARAGES

Maybe on the biggest shortcoming of this community for those of you who want/need a protected space for your car and/or the added storage area - Del Mar Villas does not have garages. Instead there is designated covered parking for owners/tenants, and reasonable amount of uncovered parking for visitors/guests along the street.

PARKING

Del Mar Villas offers plenty of private and guest parking around the perimeter of the community. Rest assured if you have a flex work schedule or have guests visiting often parking will not be a issue.
