LOW HOA 

Low HOA fees and enough units in the complex to weather any storm. Pacifica benefits from "power in numbers" with 192 units in the complex when and if a roof system needs to be replaced, or walls need to be re stuccoed or balcony wrought iron needs to be repainted, the more units you have in your HOA complex the more mild the special assessment will be when and if one is needed beyond the available reserves.

 

LOCATION, LOCATION, LOCATION

Similar to many of the townhome and condominium communities within Carmel Valley, Cambria also benefits from its location near some of Carmel Valley's best. Far enough away to provide some privacy, but close enough to the heart of Carmel Valley.

SHOPPING

Pacifica is located near the epicenter of Carmel Valley's newest and most dynamic shopping centers: Del Mar Highlands Town Center (directions)One Paseo (directions).  Both are within a short 10-15 minute walking distance from Pacifica. El Camino Real also provides quick access to the Del Mar Shopping Center (directions) and Flower Hill Promenade (directions) just a few miles away.

 

RECREATION

Pacifica is a short 5-10 minute walk (across El Camino Real) to the Solana Highlands Park (directions) and Overlook Park on High Bluff Drive (directions). Enjoy an afternoon picnic or watch the sunset over the San Dieguito Lagoon State Marine Park. The Carmel Valley Recreation Center (community center, tennis and basketball courts, and a swimming pool) (directions) and the Carmel Valley Library (directions) are minutes away.

 

TWO SECTIONS 

The Pacifica community is separated into two sections. One section is located off of Half Mile Road and Kibbings Road. The other section is located off of Hartfield Ave and Creststone Place. Kibbings Road and Creststone Place do not connect. The separations minimizes pass through traffic and provides a more intimate feel.

A VILLAGE-LIKE CHARM

Pacifica has a village-like feel. The community's amenities - swimming pool, spa and 2 tennis courts, are located at the heart of the community.  It's always nice to know that there is someone nearby when and if you need help, some eggs or a spoonful of sugar.  The thoughtful design of each building ensures that you are never too far away from a neighbor in a time of need.  The comfort and security are one of the hallmarks in purchasing a condo in a Carmel Valley condo complex.

 

STREET NOISE

Some units within Pacifica, especially the ones overlooking El Camino Real, may be subject to street noise. Mature trees and landscaping provide a natural barrier, but something to be aware of as you look at Pacifica units.
