12557 Ruette Alliante, Unit 176 SOLD for $820,000 ($868 psf) on April 18th, 2022. This represents the highest sale of the Sellers market which officially ended in June 2022.

The 2 bed 2 bath upstairs unit was originally listed for only $688,800 on March 23rd but what happened was the listing agent was inundated or swarmed with Buyer activity and set an offer submission deadline date of March 29th at 9am.  So buyers had 6 days to kick the ties and submit their offers.  On March 30th the listing agent RAISED the list price to $798,800 in order to allow the Buyer to obtain a better appraisal for their loan and to place the list price closer to comparable sales ( this was happening constantly for financed offers in the frothy sellers market) and then the property went into escrow that very same day.  This unit sold for $148,800 more than the original list price but it is safe to say that the listing agent priced the unit way under market.  This 'list the home for much lower than market value' strategy worked very successfully for the Seller.  The Buyer obtained a loan for $710,000 or 86% loan-to-value.

In terms of upgrades, this unit did not have a single upgrade (we don't include light fixtures, faucets or cabinet hardware)The unit was a rental from 2009 to 2022.


What do you notice about the photos?  This unit didn't have any staging with the exception of a bowl of plastic lemons and three plastic plants.  Other than the frothy and hyperactive Sellers market, why did this unit attract so much attention?  PRIVACY and trees.  The trees located outside the kitchen windows really made this particular unit feel like a tree house with enhanced privacy.  When a unit has an organic asset like enhanced privacy, Buyers notice and this unit becomes more valuable regardless of any upgrades or in this case a lack thereof.
