The 2 bedroom 3 bathroom unit was listed for $1,075,000 on April 7th, 2022 and then was on the market for 20 days before going into escrow on April 27th, 2022 at list price. The Buyers obtained a loan for $525,000 or 70% of the purchase price allowing the Buyer to stay well within conventional loan down payment limits and avoiding private mortgage insurance (PMI).


The noteworthy facts about this sale was: 1) It went in-out-of escrow two times (pending offer 4/12, re-listed 4/18, pending offer 4/21, re-listed 4/23), before finally being sold. 2) The property floor plan (Model C: Sunrise Floor Plan) was originally a 3 bed 3 bath, 1,299 SQFT unit, but was was modified by removing the (downstairs) wall that separates the 3rd bedroom from the living/dining room to create a more open and spacious living room floor plan.


In terms of upgrades, this home had a few enhancements that we most likely done around 2005. These included the following:

  • Kitchen reskinning: shaker-style 'honey' cabinetry ($10,000-12,000), quartz countertops and backsplash ($2,500-3,500), newer stainless steel appliances ($3,500-3,750). Updated recessed kitchen lighting ($600-750).

  • Tankless water heater ($1,500-2,000).

  • Outdated popcorn ceilings and carpeting in the bedrooms.

  • Murphy beds are not really suitable for everyday use, and could be viewed as a negative for some buyers.
