3521 Caminito El Rincon unit 301, San Diego, CA, USA
Price per Sq. Ft.
3521 Caminito El Rincon, Unit 301 SOLD for $561,000 ($899 psf) on February 2, 2022.
The 1 bed 1 bath ground floor unit was listed for $499,000 on January 14th and then was only on the market for 4 days before going into escrow on January 18th. This unit closed escrow just two weeks later on February 2nd.
This unit sold for $62,000 over the list price. Once again, this was a thoughtful strategy to list the price slightly under market value and have the market (available buyers) determine how much they'd be willing to pay for the unit. The Buyer turned out to be 'all cash.'
Inside information from the
#1 condo agents in Carmel Valley.
No stairs (ground floor unit), mildly but tastefully upgraded.
Limited privacy on the ground level with most living with their blinds closed as this unit is located on a busy pathway in between buildings, potential noise concerns from the unit above.
In terms of upgrades, this unit did have a few (we don't include light fixtures, faucets or cabinet hardware):
Quartz kitchen and bathroom countertops with kitchen backsplash (this was a smart upgrade that made the kitchen and bathroom look completely updated, but after careful inspection the kitchen cabinets were painted originals). ($2,500).
Marble tiles bathroom and glass shower door system ($2,500).
This unit included a dated stackable washer and dryer set ($1,000).
* The previous owner did die in the home. BUYERS and SELLERS, HOT TIP, when someone dies in a home, this becomes a required real estate disclosure for three (3) years after the date of the death. Over the past 20 years we have seen several Sellers fail to disclose this which more often than not put our Buyers in a very strong negotiation posture once we learned while in escrow.
** Buyers, anytime you see a home close escrow in less than three (3) weeks (such a quick time frame), it's almost certainly an 'all cash' offer from a Buyer that took it.
This unit was hardly staged and on this note, let's play a game. How many staging items were present in the home? Don't peek at this answer until you can count them all!
Yoda Speak: Items nine there were with four fake plants, one piece of art, three towels, and one floor mat.
Since an 'all-cash' buyer took home this deal, we can advise you on what you can do to make your offer stand out and compete with an all-cash offer if you really want the unit. This year we negotiated three purchases for Buyers who beat out more than 16 offers and other 'all-cash' offers. Identifying the upgrades, the PRO's and the CON's of each unit and each sale and then knowing these sales comparables intimately is the key for your agent to plead your case to a seller and help you negotiate and then buy at the absolute lowest price point possible, without this in depth homework, you do not have a strategic advantage to negotiate. Put your trust in Brant Lee and Chaco Clotfelter the #1 condo agents in Carmel Valley to help you identify opportunities, competitively navigate and then negotiate the offer process and then enjoy a position of control once in escrow.
