The 2 bed 2 bath ground floor unit was listed for $715,000 on January 24th and then was only on the market for 6 days before going into escrow on January 30th. This unit closed escrow in 30 days.  This unit sold for $35,000 over the list price.  The Buyers obtained a loan for $525,000 or 70% of the purchase price allowing the Buyer to stay well within conventional loan down payment limits and avoiding private mortgage insurance (PMI).


In terms of upgrades, this home went through an extensive reskinning around 2005 that included the following:


  • 2005-ish kitchen reskinning: shaker-style 'honey' cabinetry ($6,000), granite countertops ($2,000), slate backsplash tile ($1,000), newer stainless steel appliances & farmhouse sink ($1,000). Fluorescent tube lights replaced ($1,200). 

  • 2005-ish master bathroom reskinning: tumbled travertine shower/bath backsplash ($1,200). Standalone bathroom cabinet, sink and vanity ($1,200). Jacuzzi tub ($2,000) 

  • Closet doors and closet inserts ($2,000).

This sale represented nothing more than the market (willing and able Buyers) reacting to the supply and demand that was a reality in early 2022.  With nothing else available on the market, the Buyers were more than happy to offer $35,000 OVER the asking price. This patio of this corner unit illustrates how much space you get to enjoy in Arborlake. Arborlake has some of the larger patios in Carmel Valley for the price point. If indoor/outdoor living is important to you, consider Arborlake's larger patios.  This unit's kitchen, dining area, and one bedroom faced one of the parking lots. One thing to take away from this is after sunset some residents will be returning home here and their vehicle headlights may create some unwanted 'light pollution' as they pull into their parking spots directly in front of this unit.  If you are sensitive to splashes of light, consider another orientation or second floor but also note units within Arborlake NOT facing a parking lot are often facing other units. 


* A hot tip on jacuzzi or spa bathtubs.  When and if you have one installed, or inherit one in a purchase, always ensure that the motor access panel is easy to get to.  When and if the tub fails to function, a technician will need to access this panel to troubleshoot.  Believe it or not some spa tubs are installed without access to the motor access panel and demo work must be done to access this panel.
